Our Neighborhoods Loch Isle

Community By David Snelling, Reporter Wednesday, June 17, 2020

History
Loch lsle is a community of 82 townhomes that The Graham Companies built in Miami Lakes in 1980.
The neighborhood has a low white wall and is west of Main Street. It is bordered by Loch Isle Drive (North, South, East and West).
Seventy-five of the homes have water views and seven units don’t have direct access to the lake, said Javier Ley-Soto, vice president of the Loch Isle Homeowners Association.
The homes are one or two stories and have up to four bedrooms and three baths.
Amenities
In addition to the lake, another feature is a large green space with a mature tree canopy in the center of the community. It is owned and maintained by the town.
“It’s a nice, grassy area where adults can sit on a bench, relax and watch their kids play,” said Ley-Soto, an attorney.
Residents are allowed to swim in the lake but at their own risk, according to HOA bylaws.
Loch Isle is also a place to watch wildlife: There are different types of fish in the lake, which also attracts
birds, turtles and iguanas, Ley-Soto said.

“The kids love to watch
the species,” he said.

Who lives there?
“We’ve got some real good people living in Loch Isle,” said HOA Secretary Dave Oliver.
Oliver is a retired newspaper publishing executive and has lived in the community with his wife Joan since 1995.

New homeowners may rent out their properties after two years.
“We don’t say no to rentals,” Oliver said. “But owners can check [prospectice tenants’] backgrounds to see if they have paid their rent elsewhere or engaged in illegal activities. They can use that information as part of their decision-making.”
Oliver said four fountains in the lake are lighted at night.

“A lot of folks sit on
their docks and patios,
enjoying a drink or a meal,” he said. “It’s been the ideal place for us and it’s very comfortable.”

How much does it cost?
Each lakefront homeowner pays $750 a year in HOA fees; landlocked owners pay $650.
The fees cover maintenance of the lake and fountains, landscaping, the wall and pest control.
“We keep the fees very reasonable for our residents,” Ley-Soto said.
One two bedroom, two bath home is listed for sale at $349,000.
Ley-Soto said a home sold last year for $330,000 and six homes were bought in 2018, for an average price of $310,000.
He has lived in Loch Isle for nearly five years and said homes are rarely on the market.
“Some residents have lived here since 1980,” Ley-Soto said. “It’s a testament that our residents love the community and love each other.”
