History

     Sevilla Estates is an open, ungated community of 357 single-family homes on the upper west side of Miami Lakes.

     In 1999, the Delgado Brothers Real Estate Development Company began building the houses. 

      The neighborhood is bordered by Northwest 87th Avenue and Northwest 89th Court; to the north is Northwest 169th Terrace up to a canal and Northwest 166th Terrace is along the south, according to Juan C.

     Construction ended in 2006, Fernandez said.

     The mostly single-story homes have three bedrooms and two bathrooms or four bedrooms and three bathrooms.

     The community doesn’t have a homeowner’s association and residents maintain their properties.

Amenities

     Sevilla Estates is just north of Royal Oaks Park, at 16500 NW 87th Avenue.

     It is close to Palm Springs North, an unincorporated community in Miami-Dade County.

     There is also a pocket park which is maintained by the town of Miami Lakes.

     Residents have multiple options close by to shop and dine: Royal Oaks Shopping Plaza at 15460 NW 77th Court and Park Centre Shops at 8000 NW 154th St. in town, and Sedano’s Plaza and Gardens Square, both along Miami Gardens Drive.

     The community also provides residents with easy access to Interstate 75 at Miami Gardens Drive.

Who lives there?

     Fernandez said residents can be found walking, exercising and riding their bikes around the community and at Royal Oaks Park, which also has the Roberto

Alonso Community Center.

     Dog owners are also often out walking their pets on neighborhood streets.

     “It’s a beautiful community with professional people,” Fernandez said.

What does it cost?

     Fernandez said three properties are currently for sale, priced at $399,000 for a four bedroom, two bath house; $471,900 for a three bedroom, two bath home and $525,000 for a house with four bedrooms and two baths.

     Four homes sold in the past 12 months; prices ranged from $442,000 to $475,000, Fernandez said.
