History

     The Villas of Miami Lakes condominiums are in the center of town and have 186 units in seven buildings.

     The community, at 7460 Miami Lakes Drive and Fairway Drive, was developed in 1967 as rental apartments. In 1999, the complex was converted to condos by GREC Conversions, LTD.

     The seven buildings – some two story, some three – border a triangular-shaped property that has the fairways of the Don Shula’s Golf Course Par 3 course on two sides and Miami Lakes Drive at the front.

     The buildings are painted in an apricot shade and have cream-colored balconies and stone trim. The grounds are well-maintained.

     It’s across the drive from Cypress Village Shopping Center and convenient for commuters to the Palmetto Expressway.

Amenities

      Within the surrounding buildings are a park that is ideal for young children, tennis courts and the community pool.

     The villas have two bedrooms and two baths or one bedroom and one bath.

     Nearby are Miami Lakes K-8 Center for students enrolled in kindergarten through eighth grade and Miami Lakes Middle School for sixth to eighth graders.

Who lives there?

     The community is a mix of young families, retirees and elders.

     Omaida Bomboust, a retiree and volunteer with the Miami Lakes Elderly Affairs Committee, has lived in the neighborhood for 20 years.

     “I like it here, it’s very quiet,” said Bomboust.

     She is proud of the community’s “beautiful landscaping” which includes the monogram, VOML, carved out of bushes at the entrance.

     The majority of residents own their homes, according to Edelso Riveron, a Realtor at The Keyes Company.

What does it cost?

     Three condos are available to rent, from $1,350 for a one bedroom, one bath unit and $1,700 for a two-bedroom, two bath condo.

      Sales of four units are pending, Riveron said: a one bedroom condo listed at $168,000, and three two bedroom units, priced from $209,000 to $220,000.

     Each owner pays a monthly homeowner’s association fee that ranges from $180 - $300, according to Neighborhood Property Management, Inc., which serves the HOA.
