Our Neighborhoods: The Lower East Side

    As we continue to explore the business parks in the lower east side of Miami Lakes, we find ourselves at the corner of Miami Lakes Drive and Northwest 60 Avenue.

     Several warehouses dominate the corner. 

     Sabal Square Business Park, which was built in 1973 and is owned by The Graham Companies, has six buildings. 

     Tenants in the warehouses represent a broad range of industries. One of them is All Star Events, which has been in Miami Lakes for 14 years. 

     “We’re a full-service entertainment company, from inflatables to carnival equipment,” owner Sonny Banks said of the business that is nearly three decades old. 

     All Star Events serves clients, mostly children’s parties that are mainly in Miami-Dade County but will travel to Broward and Palm Beach Counties too. 

     “We follow the demographics,” Banks said. “The growth is along [Interstate] 75.”  

    Being located in Miami Lakes allows the company to access all points north and south, especially the western suburbs.

     Sabal Square is a block west of a Miami-Dade County Police Department substation. 

     Banks says that unlike other areas with warehouses, Sabal Square is quiet, clean and most importantly, safe for him and his staff. 

     “Events start very early in the morning and coming back [at] midnight, it’s helpful,” Banks said. 

     He said the cleanliness of the business park, its well-manicured landscaping, tree-lined streets and the “community feel” all reinforce his choice of basing his business there. 

    There is also less traffic than in areas of Hialeah or Medley, he said. 

     “For what we do, we need to get on the road very fast,” Banks said. 

     Other companies within Sabal Square are Pharmalab Enterprises, Inc., a pharmaceutical company; GardaWorld, a full-service security firm; Creative Displays, which creates sales environments for retailers and trade shows; and Eko Green Industrial, an aircraft engine testing and service company. 

     Also in the neighborhood is the largest building, home of the DemeTECH Corporation

     The company produces surgical supplies and masks and opened a distribution center during the COVID-19 pandemic. In 2021, the Town of Miami Lakes named it the Business of the Year

     The building is owned by 5980 ML LLC and was built in 1988, according to the county property appraiser's office.
