Our Neighborhoods Cypress Villas

History

      The Cypress Villas neighborhood is a small community with just 54 single-family homes.  It was built by The Graham Companies in 1971. The neighborhood is a hidden gem for first-time home buyers. It is on the east side of town, south of Miami Lakes Drive at Big Cypress Drive. When the community was first developed, the villas were leased by the Graham Companies to snowbirds who came south to play golf.  Eventually the properties were sold and became individually owned.

Amenities

There is a municipal pocket park that is ideal for young children. All of the homes are single story. Most have two bedrooms and two baths, and each has its own private parking spots in front. High gates hide entrances to some houses, behind which are small patios and garden beds. The community is across the street from the Cypress Village Shopping Center. The Senator Course at Shula’s Golf Club is nearby, as is the Miami Lakes K-8 Center school.

      The Palmetto Expressway and roads that lead to Interstate 75 are conveniently close for commuters.

Who lives there?

     Cypress Villas residents are a mix of elders and young families. Xiomara Castillo, Realtor Associate at The Keyes Company in Miami Lakes, says listings in this community are “...very low, people stay there forever.” “I see many young families taking advantage of the prices here and buying,” Castillo said. Also, she said, “It seems to me that the demographics are changing since the people buying are young professionals.” Gladys Vasquez recently moved to Cypress Villas. “The community is pretty quiet and the neighbors are good people,” Vasquez said.

What does it cost?

     Castillo has listed for sale a one-bedroom, two-bath home for $235,000. Each property owner pays an annual homeowner association fee of $600, according to Top Service Property Management, which serves the HOA.
