History

Royal Gardens Estates is a community of 257 single-family homes on the upper west side of Miami Lakes.

Cardan Building Contractors Inc. of Southwest Ranches developed the ungated neighborhood in the early 2000s.

It is bordered by Northwest 87th Avenue and Northwest
 91st Court,
 and Northwest
 162nd Terrace
 and Northwest
 166th Terrace.

The first
home sold in
 March, 2000,
 for $155,900,
 according to
 Edelso
 Riveron, a Realtor with The
 Keyes Company in Miami Lakes.

Amenities

Most homes are single story with three bedrooms, two baths and a one-car garage. Many properties feature a half-circle driveway and a built-in pool.

The community is next to Royal Oaks Park at 16500 NW 87th Ave., and its walking path; basketball court; soccer and flag football fields; playground and tot lot.

It’s also the location of the Roberto Alonso Community Center.

Royal Gardens Estates is convenient for commuters: It’s close to the Palmetto Expressway and Interstate 75.

To the southeast is Bob Graham Education Center, for students enrolled in kindergarten through 8th grade and which has an “A” grade from the state.

Mater Lakes Academy, a Miami-Dade County Public Charter School for more than 2,100 students in grades 6 -12, is within walking distance to the neighborhood.

Who lives there?

Brian Rodriguez, the volunteer chair of Miami Lakes’ Youth Activities Task Force, has lived in the community for most of his life and says he loves it.

“It’s very safe, all the neighbors know each other,” Rodriguez said. “I’m 23 and still live there.

“My parents made a great decision moving there,” he said.

His father is former Miami Lakes Vice Mayor Nelson Rodriguez.

“Royal Gardens Estates offers a nice mix of newer construction, no association fees and nice lot sizes,” said Riveron.

“Residents are a short walk away from enjoying Royal Oaks Park, minutes to the Palmetto [Expressway] or Interstate-75, and have A rated schools from elementary through high school,” he said.

What does it cost?

One home with three bedrooms and two baths was listed for sale at $673,000.

Four recent sales ranged in price from $450,000 to $660,000, Riveron said.
