History
 
     Villa Vizcaya is a gated condominium community of 285 townhomes located on the west side of Miami Lakes.
     The neighborhood of attached Mediterranean-style homes is snug alongside the Northwest 87th Avenue bridge, at the southeast corner of Commerce Way. 
     A canal is its southern border.

          Amenities

     Amenities include 24-hour security, a swimming pool, cabana, a playground and an outdoor gym, according to Paola Amador of Neighborhood Property Management Inc., which manages and maintains the community. 

    Built between 2001 and 2002 by Luxcom Development, Inc., the 22-acre community has two story residences, some with garages.
     About 90 percent of residents are homeowners; the rest are renters, said Sergio Duran, broker/owner of Duran Duran Realty Inc. in Miami Lakes who recently bought a Villa Vizcaya townhome.
     The units range from two bedrooms with 2.5 bathrooms up to four bedrooms and three baths. 
     Every home has a fenced in rear patio and outdoor storage closet.
       
What does it cost?

     They are valued from $265,000 and $340,000, according to Amador.
     Five homes are currently listed for sale on Realtor.com, at $290,000 to $335,000.
     Duran said 15 properties sold in the past year.
     Each property owner pays $255 a month in homeowner association fees for security and to maintain the amenities, Amador said.
     The fees also cover road and streetlight repairs and to fund long-term maintenance, such as painting or replacement of the tile roofs.

       Who lives there?

    Amador said residents are young, middle-aged and senior citizens. 
     There are working professionals, educators, police officers and others who work in health care and construction.
     “Villa Vizcaya is well known as a very secure, stable community and family-oriented place to live,” said Duran.
