Silvercrest Lake Estates
South is a gated community with 80 single-family homes that were developed in 2002 by LUXCOM builders.
Some of the properties are built around a lake; many homes have in-ground pools.
The community entrance is at 15720 N.W. 82nd Ave.
Amenities
The neighborhood is north of Miami Lakes Drive, nestled between Northwest 79th Avenue and Northwest 82nd Avenue.
Some two-story homes have five bedrooms, four bathrooms and two-car garages, or have six bedrooms with five bathrooms and three-car garages, said Louise Harms, president of the

Homeowners Association.
The community is close to the Park Centre Shops and Royal Oaks Plaza.
Bob Graham Education Center, for students enrolled in kindergarten through eighth grade, is nearby.
Silvercrest Lake Estates South is good for commuters: it is close to the Palmetto
Expressway and roads that lead to Interstate 75.
Who lives there?
Harms said some homeowners rent their properties.
Silvercrest Lake Estates South residents are a mix, with some still in the workforce and others who are retired.
Though many people downsize when they retire,
Harms, a former high school principal, wanted a bigger house and moved from the
Windmill Gate community in town to Silvercrest Lake Estates South in 2008 because she wanted more room for her orchids and artwork and to entertain.
“I love my space,” Harms said.
The community is a friendly one.
“It’s a good feeling, where neighbors look out for each other,” Harms said. “When people go on vacation, neighbors pick up their mail and packages.”
What does it cost?
Five homes sold in the community in 2019; currently none are listed for sale or are scheduled to close, said Alex Ruiz, district sales
manager for The Keyes
Company in Miami Lakes.
The previous sales ranged from $585,000 for a five bedroom, four bath home to $815,000 for a house with five bedrooms and five baths, according to Ruiz.
“This is a very favorable community, with private roads and the guard gate,” Ruiz said.
Each property owner pays a $210 monthly homeowner’s association fee, used to keep the community and lake clean, according to the HOA.
Harms said the money also is spent on fixing the streets; for 24-hour security; planting and maintaining the landscaping and repairs and painting of the perimeter wall.
Harms’ lakefront home has five bedrooms.
Whether a property has a water view or not, HOA fees are the same for all owners because the lake is open for all residents to use, Harms said.
“That’s one of the benefits of living in this community, we own the streets and the lake,” said Harms, who has been president of the HOA for three years. “Our tranquil landscaping is peaceful and beautiful.”
